I have a problem. A good problem, but still a bit of a dilemma. I have outgrown my current shop and have been searching desperately for a larger space to move the Blacktail operations for about three years now. The hard part is finding the right location. So I am turning to you all for help. And if someone finds me a new home, I will build you any table you want (within reason ok, see details below).

The gist of this blog

I am hoping to find someone who knows someone willing to sell me a property (one that is likely off-market). There are obviously some parameters for the property, but I am looking primarily at Farm land in the greater Sherwood, Oregon area. If you are the person who can facilitate this, I would love to thank you by building you just about any table you’d like in an upcoming video.

My search so far

In my years looking for a new space I have gotten close a few times. I was even under contract for about 5 months when the deal finally fell apart due to a bad environmental survey. I continue to get daily alerts from Zillow and Loopnet, as well as browsing various real estate/land websites regularly.

My current shop

Currently, I operate out of a 1200-square-foot shop that is right next to my house. The commute is great, but I am severely limited on what I can build there. I can fit about one large project in my shop at a time, or two-three small/medium sized projects. And to put it bluntly, small to medium-sized projects often aren’t that fun to build or for you to watch. I would love the opportunity to not just make more projects, but massive projects. Maybe try for some world records, who knows? Unfortunately, none of that is possible in my current situation. I know just how fortunate I am to have 1200 square feet to work in. Better craftsman accomplish more with less. But that is all the more reason why I need more space. To help compensate for my shortcomings with extra square footage and bigger tools.

What I am looking for

I am pretty flexible on the type of property I move my operation to. Initially, I was looking at industrial-zoned warehouses. Which I am still open to, they are just hard to find where I am looking. More recently I have been looking at agricultural properties. Farms, potentially with a home and shop space already built is the dream. However, I am open to raw land to build a shop myself.

Location (non negotiable): See map, but the greater Sherwood, Oregon out towards Hillsboro, down to almost Newberg area.
Zoning: Negotiable
Size: Negotiable, but I would say 5-40 acres for Ag land. 1+ acres of Industrial land
Other considerations: Avoid floodplain (at least with an area for a shop not in the floodplain), environmental disasters, bad neighbors, Native American burial sites, etc.

budget

The budget obivously varies on what the property is like, but anywhere from $300,000 to $2 million is where I would need to be. Depending on how big and what is currently there. Not that that helps a ton, but I know its a fair question.

How can you help, and what do you get?

I was being 100% serious when I said I would build someone the table of their dreams if they could find me a property to move my operation to. But that doesn’t mean you can send me a link to the Redfin app and then message me when I buy a property that happens to be listed there. You need to find me a specific contact of a property owner who is actually ready to sell. Most likely, something that is off-market.

You can be sure that myself and my agent see most every public listing that comes available. So what I am hoping is that one of you knows someone, who knows someone, who has a large ag property that would like some extra cash to divide a section of it. Or maybe sell the whole property, they just havent wanted to deal with the whole sales process.

Please do not send me your neighbor’s phone number or email without talking to them first. I need the property owner to actually be interested in selling. Not “They are old, they probably want to sell.”

Please do not send me properties outside of the search range I have provided.

If you are the person who can find me a property (or you own the property yourself) and I buy it. I will build you just about any table that I am able to make (base and shipping included by me). Just to put some limits on it, lets say a max length of twelve feet and made from a domestic hardwood like walnut, oak, or maple (epoxy table, live edge, whatever you want). However, if you have your heart set on some exotic wood, I should be able to make that work too. So long as you don’t insist on extinct Kauri bog wood or something I cant actually source.

I am optimistic this could work. I will be an easy buyer to work with and am ready to take the next step in my Blacktail journey. I just need to find the right property, and with your help I think I might be able to accomplish this.
